News Rural Studio Cabin

A rare opportunity to own, or rent long term, an off grid hut/cabin for use as a studio/retreat space in the countryside.

Scottish Planning policy was extended in 2016 to allow the construction of small off grid timber huts as leisure accommodation in the countryside. The Planning Definition required to qualify as a Hut is:
“A simple building used intermittently as recreational accommodation (ie not a principal residence); having an internal floor area of no more than 30m2; constructed from low impact materials; generally not connected to mains water, electricity or sewerage; and built in such a way that it is removable with little or no trace at the end of its life. Huts may be built singly or in groups”.

This site located in West Fife is adjacent to a trout fishery and woodland and is on the last of 4 available plots.

The hut, nearing completion is built primarily from timber milled by mobile sawmill from the landlords farm in Perthshire. The overall internal dimensions are approximately 17m2 (3.4m x 5m) with a raised sleeping platform 4m2 (2.7m x 1.5m). Externally facing SW is a 7.5m2 decked area. The external cladding is wanny boards, internal lining is OSB plywood with 150mm mineral wool insulation all round. The windows and doors are recycled PVCu.

The hut will be available for the buyer/tenant to finish internally. The site currently has no services but there are many possibilities for basic utilities including compost or chemical WC, wood burning stove/ LPG gas for heat/hot water; rain water harvesting for washing; PV for LED lighting etc. These are dependent on budget and personal preferences. It would also be possible to extend the building size up to the 30m2 maximum allowed in Planning.

The price for long term rental will start at £180p/m (including the ground rent) and is negotiable according to further finishing.

Alternatively, the hut is available to buy for £7500. In addition there is a ground rent for the plot (around 100m2) of £1200 per year, payable monthly to the landlord.

Please note the hut cannot be a used as a permanent dwelling.
